About This Report

How to Read the Sublette County Market

The numbers in this report come directly from the Teton Board of Realtors MLS — the same system all licensed agents in Sublette County use to list and track properties. We pull the data every Tuesday and update the page the same day. What you’re looking at reflects the actual state of the market, not a summary produced weeks after the fact.

What the data tells you. Active listings show you current inventory and what sellers are asking. Pending contracts tell you where buyer demand is right now — they’re the leading indicator. Days on market shows you how long properties are sitting before going under contract or selling. When that number climbs, buyers have leverage. When it drops, sellers do.

What it doesn’t tell you. Raw numbers don’t account for why a property is priced where it is, what’s actually happening in a specific area, or whether a particular listing is priced to sell or priced to sit. That judgment requires local knowledge.
