Our Best advice for listing your home

 You may shop around for cars, contractors, and insurance policies, but when it comes to selling your most valuable asset, do you compare listing agents and the level of service they provide?

Your listing agent makes all the difference.

Your home’s sale price, time on market, and your personal experience as a homeowner have everything to do with the listing agent you choose.

Know What is Available to You

Home listing services in our market vary widely. On one end of the spectrum, you’ll see homes listed with basic photos and no additional marketing services besides an MLS listing that automatically syndicates to Zillow, Realtor.com, and around 60 smaller real estate sites.

On the other end of the spectrum, you’ll find professional listing photos, real estate video, a 3D tour of your home, and a custom marketing package comprised of digital and print media that will gain far more visibility for your home than an MLS listing alone.

Notably, the higher-end service may not require a higher commission than the basic service. Knowing that a wide range of services are available to you, it’s simply a question of what you want for your home.

In a softening real estate market, it’s more important than ever to look for the advantages you’ll find with great listing services.

Qualities to Look For in an Agent

In my opinion, trustworthiness and marketing skills are the two most important qualities to look for in your listing agent. If you don’t already know an agent you trust, study reviews online, get personal recommendations from others when possible and, of course, schedule an in-person interview.

During the interview be sure to ask this question:

“What is your marketing plan for my home?”

The level of detail in this answer should provide everything you need to know about the quality of service you can expect.

Don’t Be Easily Impressed

Look past brokerage statistics, years of experience, and general claims. Focus instead on specific promises for your home from each agent you interview. Find an agent who will do more than the minimum and is willing to invest in your home with a professional visual presentation and custom advertising to increase your home’s visibility beyond the MLS and popular real estate websites.
